Tax Deferred Exchange

1031 Tax Deferred Exchanges allow sellers to defer paying capital gains tax and depreciation recapture tax on the sale of investment property.

The seller simply purchases “like-kind” investment property to receive the tax deferral. Since the IRS does not allow sellers to hold the profits from the sale, the seller must hire a 1031 Qualified Intermediary to safeguard the proceeds until the new property is purchased. The 1031 Intermediary also generates all of the 1031 documentation and guides the seller/ attorney through the exchange process.
