Tax Deferred Exchange

1031 Tax Deferred Exchanges allow sellers to defer paying capital gains tax and depreciation recapture tax on the sale of investment property. The seller simply purchases “like-kind” investment property to receive the tax deferral. Since the IRS does not allow sellers to hold the profits from the sale, the seller must hire a 1031 Qualified Intermediary to safeguard the proceeds until the new property is purchased. The 1031 Intermediary also generates all of the 1031 documentation and guides the seller/ attorney through the exchange process.

Freedom Title Corp. has partnered with Investment Property Exchange Services, Inc. (IPX1031) to provide 1031 services to investors. IPX1031 is the nation’s largest 1031 Intermediary, and provides industry leading security for 1031 funds. In addition to a $100 Million Fidelity Bond and Errors & Omissions Insurance, IPX1031 also issues a $50 Million Corporate Performance Guaranty on each exchange transaction.
